Leading up from the Mõisa Allee to the brewery’s centre building and opening the view to it are two buildings with captivating asymmetric roofs wooden lathering structures, and each a net leasable area for retail of approx. 280 m2. The surrounding buildings in the corner will provide for A grade office space and in the corner North-eastern facing the yeast factory dedicated office and laboratory space. Designed by MUST, NOVARC’s architectural arm to create spatial order with cost-effective, yet attractive views these buildings with asymmetric roofs and large roof windows are framing the centre concourse. Due to their structural specifications they can be built modularly upon demand. The total centre concourse area eventually should provide for 1,900 m2 of office, research and retail space, thus striking a balance between the requirements of a growing local community and the lesser density of a suburban village centre.

The development is envisaged to create office space and interiors for small and medium sized companies, plus a bakery and grocery, basic medical services (general practitioners, orthopaedics, massagists), but also an open computer aided design and testing lab for children in collaboration with a U.S. university, once more aligning the site with technology and education.

The commercial section will be segregated into parts for sale to other developers acting for corporate clients or plots for direct sales to corporate investors in logistics, warehousing, light manufacturing, laboratories and research facilities. However, overall maintenance and park management will be retained to ensure a consistent view and standards across the space.

Due to its location and typical for a manor house site with prior agricultural and manufacturing capacity Salutaguse has strong commercial and industrial potential. One of the largest industrial employers in the region is neighbouring Canadian owned Salutaguse Yeast Factory and to the East of the manour concourse, separated by a green belt area of 28 hectares will be developed as a managed industrial park for light industry, commerce and logistics.

The commercial section will be segregated into parts for sale to other developers acting for corporate clients or plots for direct sales to corporate investors in logistics, warehousing, light manufacturing, laboratories and research facilities. However, overall maintenance and park management will be retained to ensure a consistent view and standards across the space.

To capitalise on the existing land and with infrastructure access built the commercial area will be either leased or sold to commercial developers and/or corporates to build standardised logistics or tailored production real estate.

Commerce and industry are separated from the Manor Concourse but not far out for people to reach within the walking distance. The existing dedicated 28 hectares if necessary can be extended towards the Southeast adding up to 16 more hectares of otherwise additional gardening areas.

Salutaguse Manor Fields & Kohila Parish

Located in Kohila vald, Raplamaa, just about 29 km away from Tallinn, the Salutaguse Manor Fields development with its 219 hectares is domiciled on the site of the prior estate of the Salutaguse Manor house.

The manor dated back to 1872 , was severely damaged in the uprising of 1905 and it’s ruins had to be demolished in 2011. The town of Kohila is a mere 5.6 km away, connected by one of the two main roads to Tallinn including motorway access. Commuters reach Tallinn leisurely in heavy traffic within 25 minutes and with the new high speed train Kohila is barely 20 minutes away from the capital’s central train station.

The Manor Concourse

The key is to generate attractiveness spatial order and utility of each area starting from the centre concourse, no different from how a manor in the past defined its surroundings, commercially and residentially. Subsequent to the architectural contest the developer together with one of the winning architects therefore designed a signet building that will have this imprint on the centre concourse.
